Pro Tips from Experience
Always get a certified true copy of the title
The owner's copy can be fake. A certified true copy from the Registry of Deeds is the only reliable proof of ownership. Costs around PHP 100-200.
Visit during both dry and rainy seasons
Many properties look great in summer but have drainage or flooding issues. Ask neighbors about their experience during heavy rains.
Check the HOA before you buy, not after
HOA rules can affect your building plans, business activities, and even pets. Ask for a copy of the deed of restrictions and talk to existing homeowners.
Don't pay cash without proper documentation
Always have a Contract to Sell before making substantial payments. Get receipts for everything. Never pay to a personal account — it should be the seller's name or a corporate account (for developers).
