What's Calculated

Documentary Stamp Tax (DST)
1.5% of the selling price or zonal value (whichever is higher). This is a national tax paid to the BIR.
Transfer Tax
0.5% to 0.75% depending on the LGU. Paid to the municipal/city treasurer.
Registration Fee
Paid to the Registry of Deeds for title transfer. Based on a sliding scale (approximately 0.25-0.5%).
Notarial Fee
For notarization of the Deed of Absolute Sale. Typically 1-2% but negotiable.
Miscellaneous
Document processing, certifications, and other incidental costs.
