What's Calculated
- Documentary Stamp Tax (DST)
- 1.5% of the selling price or zonal value (whichever is higher). This is a national tax paid to the BIR.
- Transfer Tax
- 0.5% to 0.75% depending on the LGU. Paid to the municipal/city treasurer.
- Registration Fee
- Paid to the Registry of Deeds for title transfer. Based on a sliding scale (approximately 0.25-0.5%).
- Notarial Fee
- For notarization of the Deed of Absolute Sale. Typically 1-2% but negotiable.
- Miscellaneous
- Document processing, certifications, and other incidental costs.
Important Notes
- Capital Gains Tax (6%) is typically the seller's responsibility
